What We Do

Architectural services in Norwich

Comprehensive architectural design and planning services for homeowners and property developers across Norwich and Norfolk — from first survey to a finished, buildable set of drawings.

DWG. 01

House extensions

Single-storey, double-storey, side return and wraparound extensions, designed to sit comfortably alongside your existing home rather than fight against it. We handle measured surveys, concept design, planning drawings and building regulations, so the whole extension is planned properly before work starts on site.

We work with a wide range of Norwich property types, from Victorian terraces in the Golden Triangle to 1930s semis and newer builds on the city's outskirts, tailoring each design to suit the period and character of the house.

DWG. 02

Loft, garage & annexe conversions

Loft conversions, garage conversions and granny annexes are often the most cost-effective way to add space without extending your home's footprint. We assess head height, structural options and access before producing drawings that make the most of what you already have.

Granny annexes and outbuilding conversions are designed with independent living in mind, addressing access, services and building regulations requirements from the outset.

DWG. 03

New builds & property development

From a single self-build plot to small residential developments, we provide architectural design support for new build homes across Norfolk. This includes feasibility studies, concept design, planning applications and full building regulations packages.

For clients considering a development or investment opportunity, we can advise early on how a site's potential translates into a workable, sellable or lettable scheme.

DWG. 04

Architectural surveys

Every good set of drawings starts with an accurate measured survey. We record the existing building — walls, levels, openings and services — so the drawings that follow are correct from day one and don't cause problems once a builder is on site.

Survey information also supports party wall matters, structural design and building regulations submissions, giving your project a solid technical foundation.

DWG. 05

Planning applications

We prepare and submit planning applications to Norwich City Council and the relevant Norfolk district authorities, including drawings, design and access statements, and supporting documentation. Where a project qualifies for permitted development, we'll advise on that route instead, saving you time and application fees.

DWG. 06

Building regulations drawings

Once planning is secured, we produce a full building regulations drawing package covering structure, insulation, ventilation, fire safety and drainage. These are the technical drawings your builder and building control officer will work from throughout construction.

Questions

Architectural services — FAQs

What's the difference between planning drawings and building regulations drawings?

Planning drawings show the size, shape and appearance of a proposed extension or building for a planning application. Building regulations drawings go into technical detail — structural elements, insulation, ventilation and fire safety — and are used by your builder on site and checked by building control.

Do all extensions need planning permission?

Not always. Many single-storey extensions fall under permitted development rights, but this depends on your property, its size, and its planning history. We assess this at the survey stage and advise on the right route for your project.

Can you convert a loft or garage without extending the footprint?

Yes. Loft and garage conversions typically make use of existing space, which often means a more straightforward planning route than a new extension, though building regulations still apply in full.

Do you design new build homes as well as extensions?

Yes. Alongside extensions and conversions, we design new build homes and support small-scale property development projects across Norwich and Norfolk, from initial feasibility through to building regulations.
